  • Am I buying a Freehold apartment?

    Yes. The Eight is a Freehold, Strata Titled Unit Development. This means that you will not be required to pay any ground rent as in a Leasehold development. Body Corporate fees, and rates will be payable as usual.

  • Who will manage the Building?

    +

    The Body Corporate will ensure a Building Manager is appointed. The Building Manager will oversee the day to day running of the building and services. The Building Manager will oversee the carpark and common areas. Owners will be responsible for the management of their individual units.

  • What does the Body Corporate do?

    The Body Corporate is in charge of administration and general maintenance of The Eight. The Body Corporate ensures general maintenance of the building exterior, roof, common areas, lift, and the car park. The Body Corporate will take care of obtaining an annual building warrant of fitness for the entire building.

  • How does the Body Corporate operate?

    The Body Corporate is governed by the Body Corporate Rules. A draft copy of these rules is available upon request, and will be supplied to you as part of your purchase package of an apartment. A number of owners will be elected to the Body Corporate to represent the owners. All owners of both residential and retail units will be entitled to attend Body Corporate meetings.

  • How many units are there?

    The Eight is comprised of 65 residential apartments and 1 retail space on the ground floor.

  • Will the developer make changes to the plans and outline specifications for The Eight?

    In some cases, changes in legislation or requirements by Local Territorial Authorities may require the developer to make variations to the plans, or substitutions to materials if those specified are not available. Should substitutions be made then a material of a similar or better quality will be used.

  • Will there be any storage available?

    Yes. Each apartment comes with its own storage room. This will vary generally according to the size of the residence. The storage rooms are located on the same floor as the apartment is situated.

  • Do I have to pay GST?

    No. The cost of GST for the residential apartments is borne by the developer. The price for the apartment includes GST.

  • When will the apartments be completed?

    Construction will begin in the first quarter of 2017 and continue for a duration of approximately 18 months. Practical completion is estimated for the third quarter of 2018. As strong pre-sales for this development are anticipated, the developer reserves the right to move the dates forward and start construction early. The development team will provide purchasers with regular updates as to the progression of construction.

  • Will the building be seismically sound?

    Yes. The Eight will be constructed according to the latest New Zealand Building Code and structural design specification which provide for buildings to be seismically sound. The design and structure has been overseen by an experienced, qualified team of leading structural engineers. When completed, we expect The Eight will have a seismic rating of over 100%.

  • Can I bring my cat and dog?

    Yes. Cats and small dogs are allowed in The Eight. For more details, please refer to the Draft Body Corporate Rules.

  • Is there public transport nearby?

    Yes. There are bus stops to all main routes located on Karangahape Road and Symonds Street, both a short stroll from the building.

    The City Rail Link is due for construction just a few minutes walk from The Eight, providing rail access to all lines.

  • Where can I park my bike or scooter?

    Dedicated bike stands and areas for scooter parking will be provided. Use of these parking areas will require registration with the building manager.

  • Will I have a letterbox?

    Yes. Each residence will have a locked letterbox located at the entrance to the building.

  • How much deposit do I have to pay?

    To secure an apartment in order to carry out due diligence, a security deposit of $5,000 per unit is required. In order to purchase a residence in The Eight, a deposit of 10% is required. The security deposit will be applied against the deposit. The deposits will be held secure in a trust account. Please contact one of our licensed Real Estate Agents to discuss this further.

  • Will the building be soundproof?

    The entire building has been assessed and approved by a leading acoustic engineer to ensure a high standard of soundproofing to meet and exceed the Building Code.

  • Will my apartment have air conditioning?

    Yes. All apartments have air conditioning, allowing heating or cooling as you desire.

    Bathrooms, kitchens and laundries are fitted with extraction systems.

  • Is The Eight wired for sky TV, Internet and phone?

    Yes. All apartments are pre-wired for Internet connections and include telephone and data connection points.

    All apartments are individually reticulated for electric power and feature LED lighting.

  • Is my apartment secure?

    Yes. The Eight has been designed with security in mind. Swipe card access is required to enter the building and activate the lift enabling individual owners to access their floor level plus garage. Each apartment and allocated storeroom will have their own individual keyed access. A separate intercom system links individual apartments with the entry.

    A fire detection system and alarm system protects all apartments and common areas.

    The building is fully sprinklered.

  • What’s in the area?
